June 2026 Real Estate Market Update

The Greater Toronto Area housing market continued to strengthen in June.

Home sales increased 3% compared to May, and 9.4% year-over-year, marking the strongest June sales total in two years.

New listings fell 13% from June 2025, as many sellers chose to delay listing rather than accept lower offers. Meanwhile, active inventory continued to decline as buyers gradually absorbed available supply.

Prices, however, edged approximately 1% lower than in May, with the average price settling at $1,058,658. While this remains 3.9% below the same month last year, the annual rate of decline has continued to moderate in recent months, suggesting the market is steadily stabilizing.

The detached segment remained the strongest performer, with sales up 9.1% year-over-year. The average sale price softened slightly from May, but stayed above $1.35 million. Inventory remained below last year’s total, contributing to gradual tightening market conditions and increased competition for well-priced properties.

Townhomes experienced modest price adjustments while sales activity improved alongside the broader market. Inventory continued to decline compared to last year, supporting more balanced conditions, although buyers still benefitted from a wide selection of available properties.

Semi-detached homes remained comparatively resilient, with stable pricing and healthy sales volumes reflecting consistent demand for entry-level freehold housing.

Condominium apartments saw a significant uptick in activity, with sales increasing 14.3% year-over-year. However, the average sale price was $630,688, down 9.5% compared to the previous year.

If sales activity continues to improve and inventory conditions tighten in the second half of the year, prices could return to 2025 levels and begin posting modest gains.
